Many expatriates who get houses built in Sri Lanka hire a "baas unnehe" (a mason) and expect their relatives to supervise the work. This places unnecessary pressure both on your relative and your purse.

Typical construction costs in Sri Lanka
In Sri Lanka the floor area of a basic home is 1500 sq ft (139 SQM approximately). The cost of constructing a 2-storey house with imported fittings and tiled floors is Rs. 1800 per sq ft or Rs. 19,564 per SQM. A very high quality home can be built for Rs. 2000 per sq ft.
Land development in Sri Lanka
If you have a vacant land suitable for a housing development, Kapruka Pty Ltd together with Link Development Company can develop the land to get a better sale value. For example a land worth only Rs. 50,000 a perch can be sold for Rs. 80,000 per perch once it is developed.
(Please note that 15-20% land is used on infrastructure development and a further 10% must be allocated for common amenities for lands above one hectare in extent)
If the land is in the name of the developer the purchaser of the land can avoid paying 12.5% GST.
Typical quote to build a house and answers to frequently asked questions.
(1). Cost of building house Rs 2000/= sq. ft. + Govt Tax
If floor area of house is 2000 sq.ft. (Grd floor + 1st floor)
Cost = 2000 x 2000/= (= 4,000,000) + Govt Tax
At present Govt Tax: G.S.T (12.5%)
Total Cost = 4,000,000 + 4,000,000 x12%
(2). The work emprise of
- Preparing sketch plans to accommodate clients requirement
- Detailed designs
- Obtaining building plan approvals
- Construction of house including on site supervision
- Obtaining service connections (Cost to be borne by client as additional)
- Handing over of house
- Attending in any defects for a period of 12 months
(3). Retaining fee of Rs. 150,000/= to be paid initially to carryout preliminary works.
This will be deducted if house construction entrusted to us.
(4). Construction Period: 8 9 months.
